Before you sell...
Research carefully. To get the best price for your property select
an effective and ethical agent. Ask people you know and seek out who
is active in your area by checking local newspapers and internet sites,
and visiting houses open for inspection.
Don’t have unrealistic ideas about the price of you property.
If you overprice your property you may never sell it or taking too
long to sell. This mean that you will face extra worry and stress to
sell your property.
It is a good idea to appoint a professional valuer to obtain a report
for what is a value of your property, or the real estate agent must
provide you a Competitive Market Analysis (C.M.A) before they have
an Appointment of Real Estate Agent (Form 22a) by regulation of P.A.M.D.
Please note that the valuer can only charge for the valuation and any
real estate agent can not charge to prepare the C.M.A unless the agent
is a licensed valuer.
Selling the property
Carefully ready any advertising/promotional materials prepared by
your agent, and approve it in writing before it is published or promoted.
It is also useful to initial your approval on the copies in case
it is altered.
Private Sale
Sellers often think about selling their property by Private Sale.
The benefit of doing this is saving the cost for commission payable
to the agent.
However there are few negative points for the Private Sale.
- preparation to the effective advertisements; and
- buyer often do not a property owner be there for throughout their
inspection; and
- buyer often do not wish to deal the price and condition to directly
to the owner;
Most benefit to ask a real estate agent are they have knowledge and technic
to deal with buyer as a third party of the deal, therefore the agent
may achieve your best interest for your property.
Before you or your agent conduct open house or private inspections
Please look through your house with the buyers eyes, preferably you
can ask your friend or family to walk through a house.
We often suggest to the seller that remove all personal item i.e
family photos and everyday items from living, family and bedrooms especially
kitchen and laundry.
Remove the personal items to gives buyer to image their own new life
in the property.
